ENERGY PERFORMANCE CERTIFICATES

The Energy Performance in Buildings Directive was introduced to drive a reduction in energy use and carbon dioxide emissions in both private and public commercial buildings. Retailers with floor space over the scheme threshold of 1000m2 will be required to display an Energy Performance Certificate when one of the following happens:
- A new shop is constructed - A refurbishment takes place - The property is sold - All or part of the building is leased
The Directive was recently reviewed and the threshold dropped to 500m2. The new threshold will be applicable from October 2012.
Energy Performance Certificates look at the potential of the building to achieve energy efficiency, but not what it is actually achieving in use. The energy being used in a building is captured by a Display Energy Certificate. Public sector commercial buildings are required to display a Display Energy Certificate as well as an Energy Performance Certificate and a consultation is currently in progress to discuss whether this should be rolled out to the private commercial building sector. The BRC's Energy Working Group is currently looking at whether the Government's proposal is workable within the sector, but ultimately feels that Display Energy Certificates are more meaningful for the customer and support their introduction across the retail sector within a workable format.
